Job Description:
This is a 1 year contract working in a hybrid model. The Director of Finance will oversee the financial management of a real estate portfolio, including residential properties, ensuring effective financial planning, analysis, and reporting. This role is responsible for managing budgets, financial statements, forecasting, board reporting and cash flow related to the residential and commercial property holdings. The Director will work closely with senior leadership and property management teams to ensure optimal financial performance, compliance with regulatory requirements, and support of long-term strategic objectives.
- Lead the development and management of operating and capital budgets for the real estate and residential properties.
- Monitor and analyze budget variances, provide financial forecasts, and offer actionable insights to senior management.
- Prepare and present monthly, quarterly, and annual financial statements, including profit and loss (P& L) reports, balance sheets, and cash flow projections for all real estate assets.
- Perform in-depth financial analysis to support property investment decisions and identify opportunities to maximize profitability.
- Oversee cost allocations and ensure proper financial controls are in place.
- Lead financial planning and analysis for real estate development projects, renovations, and property acquisitions.
- Assess return on investment (ROI) and ensure alignment with long-term strategic goals.
- Collaborate with project management and facilities teams to manage capital budgets for new and ongoing property developments.
- Ensure all financial transactions related to real estate holdings comply with government regulations, and industry standards.
- Coordinate internal and external audits, ensuring accuracy of financial data and adherence to regulatory requirements.
Requirements:
- Minimum of 8-10 years of experience in financial management, preferably in real estate or property management within a healthcare or residential context.
- CPA designation or international accounting designation a must
- Proven experience managing financial operations for a large portfolio of properties, including residential and commercial real estate.
- Strong understanding of real estate financial modeling, budgeting, and lease management.
- Knowledge of financial regulations and reporting standards related to property management.
- Proficiency with financial systems and software
- Strong analytical,
problem-solving, and decision-making abilities.
- Excellent communication and interpersonal skills, with the ability to present complex financial data to non-financial stakeholders.
- Ability to manage multiple priorities and meet deadlines in a fast-paced environment.
