The opportunity: This position is responsible to oversee the day-to-day operations of a team of operators in a Commercial Building. You will also help maintaining high standards for health and safety requirements, providing operational, technical service and support for the Edmonton Portfolio. The primary objective of this position is to ensure that the assigned real estate portfolio is being managed and maintained in a safe and environmentally responsible manner and to the highest level of operational efficiency.





This role reports to the Operations Manager and shall be responsible for ensuring the staff have an engaging workplace.

What you will do:

- Supervise a team of operators on site and assist them in tasks as required.
- Assign and/or carry out daily maintenance duties, monitor mechanical and electrical systems, repairs which can be handled in-house and manage the preventative maintenance program.
- Monitor construction to ensure that base building systems are not tampered with or damaged.
- Ensure daily logs of operating equipment are filled out.
- Ensure systems are properly programmed both for tenant comfort and equipment safety and that all alarms are correctly acted upon.
- Maintain safe and tidy work areas where maintenance is performed.
- Recommend improvements in mechanical and electrical systems.
- Liaison with outside contractors,





provincial and municipal inspectors.
- Ensure that all operational staff conduct themselves in a professional manner and maintain a clean, professional appearance at work.
- Ensure daily/weekly duty lists are carried out by the operational staff.
- Ensure ad-hoc adjustments are not implemented, and the building(s) operate as per design standard or greater.
- Ensure all building archives are properly stored and cataloged.
- Ensure all staff is treated with respect and dignity and encourage open communication between staff.
- Participate in monthly operations meetings.
- Continually seek ways to improve energy efficiency in the buildings.
- Participate in tenant and staff community support events as appropriate.






- Ensure environmental concerns are addressed in a timely manner and all the components of the systems are functioning as per design; have any defective components repaired or replaced to ensure they remain in compliance with any governing regulations; problem areas will be given special attention and require accurate technical documentation; review all HVAC tenant calls upon completion by staff.
- Responsible to oversee the operation of a fully integrated maintenance program.
- Ensure all contract security officers and/or Building Operators are able to operate necessary building safety equipment.
- Establish and maintain procedures that meet the needs of the tenants and owners for: access card programming; electronic access control system maintenance and upgrading. Ensure appropriate access control reporting procedures are followed.





Also provide assistance to site operations to ensure they have proper support when dealing with site workstations.
- Assist the Operations Manager with coordinating capital projects.
- Help Support the operations team on HVAC, mechanical, plumbing, lighting, electrical, elevating devices, and life safety systems.
- Ensure all tasks are implemented and completed on a timely basis.
- Remain current and up to date with new industry practices, legislative changes, and new technologies.
- Ensure that OH&S; standards are adhered to and followed at all properties in the portfolio and implement any changes to OH&S; requirements as per legislation.
- Participate in National Committees as required.
- Coordinate and lead the Joint Health & Safety committee for the Alberta region.






- Develop and maintain a life safety program for each portfolio of properties and respective operations teams, contractors that is tailored to the needs of the asset and in compliance with industry-standard best practices for the type of asset being protected.
- In coordination with Building Operations, adapt and maintain the BentallGreenOak National OH&S; Policies for integration into daily building operations.
- Coordinate and manage online employee national OH&S; training programs.
- Coordinate, scheduling and tracking of specialized training for Edmonton staff.
- Coordinate and participate in annual safety audits.
- Understand building life safety equipment, fire extinguishers, P.A. systems, fire panels, etc. Also Ensure that contractors are able to operate necessary building safety equipment.






- Develop, maintain, and implement an Emergency Response and Fire Warden program for each property that is appropriate for the particular property.
- Schedule and host Fire Warden Training, Table-top exercises; procedural reviews and updates.
- Attend and assist in coordination of fire drills, including observations and debriefs.
- Maintain/review policies and procedures manuals, log reports, files, occurrence reports, and fire and life safety reports. Ensure appropriate and complete documentation.
- Respond to all incidents and emergencies as required. Coordinate and ensure investigations and reporting are completed as required.
- Help develop and maintain safety procedures for all contractors engaged to work within BentallGreenOak portfolio of buildings.






- Ensure all properties have in place Safe Work Procedures and are being maintained.
- Assist the Operations Managers on service agreements ensuring that service providers (e.g., HVAC, snow removal, landscaping, etc.) are meeting the requirements of the contract.
- Support the corporate occupational health and safety program, ensuring that staff are trained and following the correct procedures.
- Assist in promoting owner/tenant goodwill by reviewing work orders and ensuring teams are attending to tenant needs.
- Assist OPS Admin with development and maintenance of building manuals and fire plans.
- Provide technical or administrative advice to Operations Managers.
- Help Operations Managers with conduction insurance and risk management inspections, remedial actions, and reporting.
- Help manage and respond to environmental risks and hazards, conduct annual environmental assessments and reporting.
- Assist in the creation of and have a working knowledge of the operations budget as required.
- Assist the Operations Manager with coordinating capital projects.
- Remain current and up to date with new industry practices, legislative changes, and new technologies.
- Other duties as assigned from time to time based on needs, training, knowledge, and capabilities.

- Proactively support BGO’s culture of environmental responsibility and social responsibility, and lead efforts to demonstrate the organization's commitment to sustainability and responsibility (ESG).
- Working closely with the Property Manager and Operations Manager, set targets and goals for energy efficiency, greenhouse gas emissions, water usage and recycling.

Who you are:

- ABSA 5th Class Building Certification an asset.
- Must have a high level of knowledge of Building Automation Systems (BAS).
- Qualified Safety Representative designation (QSR) or similar designation is an asset.
- Minimal two years experience coordinating a corporate health and safety program and providing direction to regional teams is required.
- Proficiency in the Microsoft Office suite (Outlook, Excel, Word, Power Point) and previous experience with proprietary building and departmental software programs considered an asset.
- Ability to communicate effectively and professionally, both orally and written.
- Able to develop and sustain co-operative working relationships with staff and management, along with clients, tenants, contractors, and the public.
- Able to exercise confidentiality, self-motivated strong analytical skills.
- Ability to allocate one’s time effectively and manage tight deadlines; ability to handle multiple demands and competing priorities, adapt to new ideas and constant changes.
- Must be able to react quickly and confidently in emergency situations, using common sense, diplomacy, tactfulness, supplying instructions and support for such actions.
- Valid driver license and access to own reliable automobile for use at work.
- May be required to attend to or provide direction during after-hours emergency situations.
- Experience working with project management software (Procore, Yardi, etc.) is an asset.
- Police Clearance: A criminal verification check is required for employment.
