Job Profile

Under the direction of the Supervisor of Property Management and Appraisals, the Senior Appraiser, as the technical expert,





is responsible for the appraisal and review of all types of appraisal reports and evaluations of various interests in all types of real estate from simple to significantly complex real property situations including acquisitions, sales, leases, land development dedications, impoundment land appraisals, partial takings for negotiated settlements and expropriations. This position ensures compliance with the Canadian Uniform Standards of Professional Appraisal Practice (CUSPAP) and will provide other real estate advisory services.

As The Senior Appraiser,you Will

- Prepare, complete and review all appraisal types, primarily commercial and significantly complex and politically sensitive appraisals for the City of Winnipeg acquisitions, sales, expropriations and other related requirements.
- Defend appraisals before Standing Committees of the City, Land Value Appraisal Commission, Court of Queen’s Bench and Arbitration Tribunals.






- Provide technical expertise, coaching and training to the Branch and staff in appraisal methods and techniques.
- Maintain suitable databases and records necessary for provision of a professional real property appraisal service.

Your Education And Qualifications Include

- Full accreditation as an Accredited Appraiser Canadian Institute (AACI).
- Significant appraisal work experience including a minimum of 3-5 years of experience dealing with commercial, industrial, expropriation and investment lands as an Accredited Appraiser.
- Litigation experience as an expert appraisal witness.
- Experience analyzing problems,





appraisal/accounting and other evidence generated by a multitude of disciplines as they relate to Real Property matters and to understand the implications thereof; and to generate alternative courses of action and recommendations supported by sound appraisal and business practices.
- Ability to maintain composure in stressful situations including under Council or Committee review, litigation, cross-examination, and dealing with irate clients.
- Strong written communication skills including preparation of professional level correspondence, appraisals and administrative reports.
- Strong verbal communication skills including effective defense presentation and coaching of staff.
- Strong organizational skills with the ability to prioritize work in a deadline driven environment.
- Proficient in all methods of appraisal.
- Proficiency with Microsoft Office Suite (Office,





Word, Excel, PowerPoint) and appraisal databases.
- Ability to establish and maintain effective working relationships at all levels within the department, individuals from other departments, external contacts and the general public.
- Ability to work with minimal supervision.
- Ability to coach and train staff.

- Must maintain designation in accordance with the Appraisal Institute of Canada.
- Must possess and maintain a Membership in AIC and meet the Continuing Professional Development requirements to maintain their Member Status.
